Cameron Magee needed two truck docks. He’s getting them, along with 10,300 square feet of commercial real estate in a $1.22 million building, allowing his businesses to consolidate from multiple locations in Rogers and Lowell.

Magee’s companies, avad3 and Element Studio, will lease the building from a family business, comprised of himself and three family members. The 7-year-old avad3 produces events, such as the annual shareholders meeting for Walmart or the Arkansas Children’s Northwest grand opening, and Element Studio shoots high-quality video for large corporations like Walmart and Tyson Foods. In 2018, top-line revenue is expected to exceed $2 million.

In May 2017, Magee Enterprises of NWA LLC spent $133,000 to purchase 0.86 acres for the building, which is under construction northeast of avad3 on U.S. Highway 71B in Lowell. Combined, avad3 and Element Studio have 4,500 square feet of office and warehouse space. The new building will offer 5,500 square feet of warehouse and will accommodate avad3, which stores audio and video equipment for events. It also will have office and warehouse space that could be leased to another business.

Magee, 28, looked to build after struggling to find a small building with two truck docks in Northwest Arkansas. The two docks will allow one employee to unload and load trucks. Unloading and loading from the existing truck dock requires multiple people to guide equipment from trucks. With the flat docks, equipment can be more easily placed in trucks that are level with the ground and the dock.

Construction on the building started in September and is expected to be completed this month. Core Architects of Rogers completed the design, Rogers-based Crafton Tull was the engineer and Oelke Construction of Springdale was the contractor.
