Real Deals: Healthcare asset in Rogers registers $14.62 million sale
A new 50,000-square-foot skilled nursing facility in Rogers has changed owners in a recent sale worth $14.62 million.
SRN Properties 2 LLC of Fort Smith, led by Robert Andrew Rye, is the new owner of the 114-bed Pinnacle Health & Rehabilitation development at 1101 S. Promenade Blvd. Bozeman Development, managed by Kris Compton, was the seller. Simmons Bank of Pine Bluff helped fund the deal. Lenders Title Co. of Fayetteville was the title agent.
Boozman bought the land (5 acres) in July 2016 for $1.81 million. Simmons Bank was the seller.
• I Street Land
Commercial acreage totaling 51.84 acres in the Uptown Village addition along Southwest I Street in Bentonville recently sold for $4.35 million. The purchase price equals $1.93 per square foot.
28th and I Street LLC, a Delaware-registered entity, is the new owner of the property, situated just north of a Walmart Neighborhood Market. Uptown Village LLC, managed by John Alford, was the seller. Ted Viala with Lindsey & Associates in Rogers was the listing agent. Capital Abstract & Title Co. of Rogers was the title agent.
• Beaver Lake Estate
A 45.7-acre estate home overlooking Beaver Lake in Lowell has a new owner after a recent sale worth $2.26 million.
Nino M. Ardemagni is the new owner of the gated estate on Sims Estate Drive. Greg and Allissa Sims were the sellers. Brandy Pool with Portfolio Luxury Real Estate in Rogers was the listing agent. Rudy Garza with Crye-Leike Realtors in Bella Vista was the selling agent.
The property includes a 6,445-square-foot, five-bedroom residence built in 2005, and a 1,302-square-foot guest home built in 1990. Also on the property is a six-slip, enclosed boat dock and a metal barn/workshop.
Sims acquired the land in two separate deals in 2010 and 2011 for a combined $1.7 million.
• Self-Storage Sale
A 192-unit self-storage facility in Springdale recently sold for $1.7 million. Northlake Storage LLC of Little Rock, led by Bruce Clinton, bought the 4-acre Walnut Grove Storage development at 3924 S. Old Missouri Road.
Crossover Self-Storage LLC, led by Marcus Nall, was the seller. The Citizens Bank in Fayetteville provided financing with a five-year construction mortgage of $3.7 million. First National Title Co. in Fayetteville was the title agent.
The property includes four storage buildings built in 2007, and a 1,096-square-foot office building. Nall bought the land in February 2006 for $228,000.
• Pointe Clear Property
A Beaver Lake home in the Pointe Clear Heights addition of Rogers recently sold for $1.05 million.
RPC Realty LLC, which lists Patrick Cameron as registered agent, acquired the 3.34-acre property on Landwehr Road from Double Honor Ministries, led by president and CEO Mark Campbell. City Title & Closing LLC of Fayetteville was the title agent.
The four-bedroom home was built on 3.34 acres in 2003. It had a 2014 appraisal of $1.07 million. Mark and Mary Campbell bought the property from John R. III and Amelia Eldridge in March 2014 for $1.01 million. Eldridge bought the property in April 1997 for $35,000.
• Domino’s Construction
MoDom Inc., a general contractor in Green Forest, is using a building permit valued at $464,050 for a commercial construction project at 5092 W. Northgate Road.
The permit is for a single-story, 1,800-square-foot building. Domino’s Pizza will be the tenant.
Brent Medders of Maumelle, through his BDP Holdings LLC, acquired the half-acre lot in November 2016 for $458,000. The purchase price equals $21.76 per square foot. JH Land Holdings LLC was the seller, and Merchants & Farmers Bank of Dumas provided financing. Medders is a franchise owner for Domino’s Pizza and owns more than 20 locations throughout the state.
• Junk Sale
A 3,204-square-foot commercial building in Bentonville recently sold for $360,000. The purchase price equals $112.35 per square foot.
PS 1506 LLC, registered to Fayetteville attorney Larry McCredy, bought the single-story office building at 1006 N.W. 11th St., just off North Walton Boulevard. Junk Brands Real Estate, led by Beau Barrett, was the seller. T.J. Lefler and Matt Imhoff with Sage Partners in Rogers were the listing agents.
The building and half-acre lot appraised last year for $407,600.
