Commercial development in works near busy east Fayetteville intersection
There’s a new commercial development coming to the area near the Mission and Crossover intersection of east Fayetteville.
An entity controlled by Fayetteville real estate firm The McClain Group (TMG) has purchased the Spot-Not Car Wash at 1831 N. Crossover Road for $950,000. TMG is owned by a partnership of Christian Baldwin and Scott McLain.
DKD265 Inc., led by William P. Kennedy, Gary Dandy and Marvin Dandy, was the seller of the 2.06-acre development, which equals $10.59 per square foot. Brian Dandy with Crye-Leike Realtors in Fayetteville was the listing agent.
After the existing car wash is razed in a couple of months, TMG’s plans for the property include a lot split, then using 0.9 acres to build a new car wash for Oklahoma-based Speedy Splash Car Wash. The company recently entered the market with locations in Bentonville and Fayetteville.
The remaining 1.16 acres on the north side of the TMG property is being proposed for a 4,000-square-foot building for a restaurant tenant. The land is also listed for sale for $950,000.
“We have it listed, but we will also do a build-to-suit for a tenant,” said TMG project manager Alexa McLain. “We’ve received some interest from restaurants who want to add a location in east Fayetteville. We’re open to whatever the community would love to see.”
TMG has secured a construction loan from Simmons Bank in Rogers for $2.55 million.
