More office space ticketed for Pinnacle

More commercial construction is in the offing near the front entrance to the upscale Pinnacle Country Club in Rogers.

Pat Morrison, a broker with Colliers International in Rogers, told the Business Journal there are plans for a 40,000-square-foot professional office building at 4211 S. Champions Drive, a 3.5-acre site just south of the front gate at Pinnacle.

According to county real estate records, Devereux 1601 LLC paid Mikki Marugg Bates of Tulsa, Okla., $793,900 for the property, a purchase price of $5.20 per square foot. The deal closed Nov. 2.

The property developer is Dewitt Smith III, president and CEO of real estate investment and operating firm Devereux Management Co. of Rogers.

Morrison will lead the pre-leasing efforts, which are in the early stages. The building, he said, can accommodate up to 20,000 square feet on one floor, and construction will begin once a full-floor tenant is identified.

“We have at least three prospects that meet that criteria,” he said.

The development team will include Miller Boskus Lack Architects of Fayetteville and Little Rock-based contractor VCC, the same team that designed and built the adjacent Country Club Plaza office and retail development. Construction wrapped up in recent weeks on the new center, which was also leased by Colliers International.
